    A 66W certificate eliminates the cooling-off period: a powerful tool for sellers, but a commitment for buyers. We advise on when to issue, when to refuse, and exactly what you're agreeing to before signing.

Every conveyancing matter follows the same eight stages. We tell you, in advance, what happens at each: what we'll need, when you'll hear from us, and what to expect on settlement day.

    Initial enquiry

    A short call to understand the property, your timeline, and any constraints. Same day, no obligation.

  • 02

    Contract review

    We read the Contract for Sale, Section 10.7 certificate, strata records and any building reports, flagging risks in writing.

  • 03

    Advice & negotiation

    We propose amendments to special conditions, settlement period, deposit, inclusions and any defects identified.

  • 04

    Exchange

    Contracts are exchanged, by Section 66W certificate where appropriate to remove the cooling-off period.

  • 05

    Finance, searches & adjustments

    Title and council searches ordered. Final adjustments calculated. Lender liaison on unconditional finance.

  • 06

    Settlement preparation

    PEXA workspace created, settlement statement issued, transfer documents signed and verified electronically.

  • 07

    PEXA settlement

    Funds, mortgages, transfers and notifications all execute electronically on the same workspace, on the day.

  • 08

    Completion & post-settlement

    Keys handed over. Notice of dealing registered. We remain available for post-settlement issues and queries.

Settlement day, electronic, on time.

NSW conveyancing is now electronic by default. PEXA is the workspace, but the value is in the preparation, and in the execution discipline that ensures every party is ready when the workspace settles.

    Workspace creation

    Your matter, lender and the other side meet in a single PEXA workspace. We open it, populate it and lock it down.

  • 02

    Settlement statement

    Adjustments for council, water, strata levies and rent are calculated and reconciled. You see the final number before settlement.

  • 03

    Same-day execution

    Funds, mortgage discharge, transfer and notice of dealing all execute on the same workspace at the booked time. No bank cheques.

  • 04

    Registration & notification

    Title is updated automatically. Council, water, strata and the other side are notified. You receive confirmation the same day.
